Buying a home before Christmas? Put mortgage protection insurance near the top of your list, not alongside the last-minute jobs before collecting the keys. For most residential mortgage borrowers in Ireland, suitable life cover needs to be in place before mortgage drawdown: the release of your loan funds.
The Christmas tree can wait until you have the keys. Your mortgage protection application should not.
After 20 years working in financial services, my advice here is simple: start arranging cover early in your home-buying journey, particularly if you are hoping to move before Christmas or shortly after New Year.
Applying early gives you time to understand the cover, complete the application carefully and deal with any medical questions the insurer raises. It won’t guarantee approval or a moving date, but it gives you the best chance of avoiding an insurance-related delay.
When should you apply for mortgage protection in Ireland?
Start the conversation when you receive mortgage approval in principle, or earlier if you already know there may be medical questions to address. Do not wait for your solicitor to request the policy documents.
As a planning guide, I recommend allowing eight to twelve weeks before your hoped-for drawdown, and more if complex medical information may be needed. This is a precautionary buffer, not an insurer’s promised turnaround time or a compulsory waiting period.
Some applications are accepted quickly. Others need medical reports or further assessment that can take weeks, and an online quote won’t tell you which route yours will take.
For a pre-Christmas move, think autumn application, not December scramble. For a January purchase, use the weeks before Christmas rather than assuming everything can be sorted after the holidays.
What is mortgage protection, and why does your lender need it?
Mortgage protection is life insurance designed to help repay your mortgage if an insured borrower dies during the policy term. The most common form is decreasing cover, where the insured amount reduces over time, broadly in line with a repayment mortgage.
Irish law generally requires mortgage lenders to arrange suitable life assurance for qualifying housing loans, subject to statutory exceptions. These include certain age and insurability circumstances. An exception does not automatically establish that your lender will release funds without cover: raise any difficulty with the lender early.
Basic mortgage protection is not buildings insurance, and it doesn’t cover your repayments if you become ill, lose your job or can’t work. Specified serious illness cover is a separate, optional benefit with its own definitions and conditions
The right policy is about more than ticking a lending box. It protects the people you love from being left with a mortgage debt to manage.
Why does Christmas make early application more important?
Christmas Day, St Stephen’s Day and New Year’s Day are public holidays in Ireland, and some organisations take extra days off around them, so confirm availability rather than assuming normal working hours throughout the period.
A mortgage protection application can involve you, your broker, the insurer and, where evidence is needed, your GP or another medical professional. Drawdown also involves your lender and solicitor. When half of those people are off enjoying their mince pies, a GP report that lands in late December may still be waiting to be assessed.
There is no useful universal promise that applying by a particular December date guarantees a Christmas completion. Ask your solicitor and lender about their own document and funds-release deadlines, and discuss the insurance timetable separately.
Your moving date should shape the preparation. It cannot remove the insurer’s assessment requirements.
An online quote is not the same as approved cover
Getting a quote is an important first step, but it doesn’t mean your application has been accepted or that your insurance has started.
There are three separate stages. The quote indicates the price based on the information supplied. Underwriting is the insurer’s assessment of your application and any supporting evidence. Policy commencement is when the agreed cover actually begins, subject to the policy’s conditions.
So, you can have a quote saved on your phone without having applied at all, and the final premium and terms depend on underwriting, not the initial quote.
The insurer may ask about your health, medication, smoking, occupation and other relevant matters. Depending on the answers and the cover requested, it may seek a GP report, test results or a medical examination.
If that happens, don’t panic. A request for information is not a rejection, and a pre-existing condition doesn’t automatically rule out cover.
Outstanding investigations matter too. An insurer may postpone its decision until a referral or test is complete, even if you feel perfectly well. Please never delay medical care or hold back information to speed up insurance.
Under the Consumer Insurance Contracts Act 2019, you must answer the insurer’s questions honestly and with reasonable care. Ask for clarification where needed; do not guess dates or assume a medical report will correct an inaccurate answer.
An example: The same request, a different amount of time
Imagine two buyers hoping to complete in mid-December. Both need an insurer to obtain a GP report.
The first applies in early autumn. There is plenty of time to request the report, respond to follow-up questions and clarify the outcome before the proposed completion date.
The second applies a week before the planned drawdown. The same request now creates a much tighter situation: the report and underwriting decision may not be available in time.
This is a simple illustration rather than a real client case. But it shows the real advantage of applying early: an ordinary request stays ordinary, instead of putting your move under pressure.
Does applying early mean paying for cover months before you need it?
Not necessarily. It’s a fair question, and the answer is that starting an application and starting a policy are two different decisions. Ask whether the insurer can complete its assessment first and agree a suitable start date with you.
Check how long any acceptance remains valid, whether you’ll need to update your information before cover starts, and when premiums become payable. An offer can’t be held indefinitely, and an early quote doesn’t lock in your price or health assessment.
The confirmed start date is what counts. Irish Life’s mortgage protection terms, for example, expressly identify the date in the policy schedule as the date cover begins.
The goal is to have cover active in time for your lender, not to leave it until the day you expect the keys. If your purchase is delayed, talk to your broker before changing or cancelling anything.
Do you have to buy mortgage protection from your bank?
No. You can arrange suitable cover through another insurer or broker, provided it meets your lender’s requirements. Comparing early lets you weigh up price and benefits calmly, without a drawdown deadline hanging over the decision.
At Beat The Bank, we compare mortgage protection from Aviva, Irish Life, New Ireland, Royal London Ireland and Zurich. You can get a quote online, begin your application and obtain support where additional underwriting information is needed.
Compare the amount, term, people insured and policy conditions, not just the monthly premium. For two borrowers, joint-life cover normally pays on the first death and then ends; dual-life cover can continue for the survivor and potentially pay again during the term, subject to the contract.
The right choice is the cover that suits your circumstances and satisfies the lender, not simply the first quote you see.
A practical mortgage protection plan before Christmas
Think of this as your checklist before the festive countdown begins.
At approval in principle: Request a quote and discuss when to submit the application. Have your expected mortgage amount, term and approximate drawdown timing available. Flag any uncertainty about answering health questions.
Once sale agreed: Review the cover against the proposed borrowing and move the application forward promptly. Do not wait for every legal detail to be completed before addressing possible underwriting requirements.
During underwriting: Respond promptly to follow-up questions and complete any requested consent forms. Royal London Ireland notes that a signed declaration is needed before it can request GP evidence, so a missing signature can hold up a medical enquiry.
Before drawdown: Confirm the policy is active when required and that the lender has the right documents. Mortgage protection policies are commonly assigned to the lender as security, directing the relevant claim proceeds towards the mortgage. Check the assignment requirements with your broker, lender and solicitor rather than treating an acceptance email as the final step.
Keep everyone informed if your mortgage amount, term or completion date changes. Your cover and your purchase should move together, not as separate tasks.
Frequently asked questions about mortgage protection before Christmas
How long does mortgage protection approval take?
There is no single timeframe. Straightforward applications can be assessed quickly; cases needing medical reports or examinations can take several weeks. Applying early allows for uncertainty, rather than assuming the quickest outcome.
Can I get mortgage protection before finding a property?
You can start with a quote and an early discussion about eligibility and timing. Agree with your broker when to apply, how to handle estimated borrowing figures and when to finalise the cover. You do not need to postpone the conversation until you have a completion date.
What happens if I am still waiting for a medical test?
Answer the application questions accurately and discuss the situation early. The insurer may need the investigation completed and results available before deciding. Continue with your medical care; an intended moving date does not remove that requirement.
Can I use an existing life insurance policy?
Potentially, if it is suitable, available for assignment and meets the lender’s cover and term requirements. Review it before buying a replacement, and do not cancel existing protection before any necessary replacement is confirmed in force and accepted by the lender.
